Dear Graystone Homeowners,
This notice is to inform all residents of an upcoming update to the community’s parking enforcement policy. This action is necessary to address recurring parking violations and ensure fair access to parking for all residents.
Effective the third week in January 2026, the Graystone Board of Directors will engage Snowy Mountain Towing to patrol all areas of the complex. Any vehicles found in violation of the rules below will be subject to immediate towing.
Violations Subject to Immediate Towing
Expired Registration: Vehicles with registration expired by more than two (2) months. This rule applies to both uncovered and covered parking spaces. (For example: a registration expired in November or earlier will be subject to towing during the January sweep ).
Red Zones: Vehicles parked in designated red zones.
Handicap Parking: Vehicles parked in handicap spots without the proper documentation (valid plate or placard).
Vehicle Storage (Uncovered Spots)*: Any vehicle in an uncovered spot that has not been moved for more than three (3) consecutive days.
*The three day storage rule is not being patrolled for by Snow Mountain Towing. This rule is a fallback that the community/board uses if a car has been parked here for an excessive amount of time. If reports of this come in to the board, we will put a notice on the car giving the owner 7 days to remove it before any towing will occur. If we have any idea who the owner is, we will make attempts to contact them by phone or email. If you are going to be out of town for an extended period of time (over a month), please let the board know by sending in the details of the time frame and your vehicle’s license plate number. This will help the board know what the situation is should any complaints get submitted.
Towing Consequences and Contact
The vehicle owner is solely responsible for all towing and impound fees. The fines are currently estimated at nearly$400, plus a daily storage fee of $40/day.

We appreciate the feedback we have received from several homeowners regarding the original compliance deadline. The Board understands that this may require additional time for residents to make necessary adjustments.
Therefore, the deadline for removing all non-approved items from the breezeways has been officially extended to:
Please note that this is the final extension. Property management will begin the process of removing and discarding all prohibited items found in the breezeways starting on January 5, 2026.
The Board recognizes that some homeowners may have previously received verbal or informal permission from former property management personnel regarding items placed in the breezeways.
However, to maintain safety, cleanliness, and clear access for all residents and emergency personnel, the Board is now strictly enforcing the current rules as outlined in the governing documents.
The only items permitted in the breezeways are those specifically approved in the current rules. These include:
All other items, including shoes, shoe racks, storage bins, excessive decor, or furniture, must be removed immediately.
If you believe an item you possess should be considered an exception to the rule, you must submit a formal, written request to the HOA Board for review and approval prior to the January 5th deadline. Informal or verbal “approvals” from prior management will not be honored.
The Board is actively working to ensure all essential community notifications are delivered digitally and promptly.
If you did not receive the initial email notification on November 24, 2025, it is crucial that we have your current email address on file.

Hybrid Pest Control will be on site providing exterior foundation pest control service.
In addition, Hybrid Pest Control is offering optional interior spraying/treatment for homeowners who would like the inside of their unit treated. Please note:
Please do not contact the management office to schedule interior service, as arrangements must be made directly with Hybrid Pest Control.
Interior treatments are the responsibility of the homeowner to schedule and pay for directly.
The cost for interior treatment is $30.00.
